Coverage options
What a renters policy can include
Tap any coverage to see what it does and when it matters.
Personal Property
Furniture, clothes, electronics, and the rest of what you own.
Personal property coverage helps replace your belongings after a covered loss like fire, theft, smoke, or a burst pipe in the unit upstairs. It often follows your things outside the apartment too, so a laptop stolen from your car or a bike taken from campus may be covered, subject to your deductible.
Good to know: Most people underestimate what they own. Add up furniture, clothes, electronics, and kitchen gear before picking a limit.
Replacement Cost
Pays to buy items new instead of what they were worth used.
Actual cash value pays what an item was worth at the time of the loss, after depreciation, so a four-year-old TV might pay out very little. Replacement cost pays what it takes to buy a comparable item new. The difference in premium is usually small compared to the difference in what you’d get back.
Good to know: With replacement cost, some policies pay depreciated value first and the rest once you’ve replaced the item. Keep your receipts.
Loss of Use
A place to stay if your unit can’t be lived in after a covered loss.
If a fire, burst pipe, or other covered loss forces you out of your apartment, loss of use helps pay for a hotel or short-term rental, plus extra costs like meals out, above what you’d normally spend. Your landlord’s policy won’t pay for you to live somewhere else.
Good to know: If a fire starts in a neighboring unit and you have to leave, this coverage can still apply.
Personal Liability
Injuries or damage you cause to others, including your landlord’s property.
Personal liability helps pay if you’re responsible for someone else’s injury or property damage, like a guest who trips in your apartment or a bathtub overflow that damages the unit below. It also helps with legal costs if you’re sued.
Good to know: Some leases require renters insurance with a minimum liability limit. Send us your lease requirement and we will match it.
Medical Payments
Small medical bills for guests hurt in your home, regardless of fault.
Medical payments to others covers smaller medical bills for a visitor injured at your place, without anyone having to prove fault. It’s meant to settle minor injuries quickly and keep them from turning into a bigger claim.
Good to know: It doesn’t cover you or your roommates’ own injuries. That’s what health insurance is for.
Valuables
Extra protection for jewelry, instruments, cameras, and collections.
Renters policies often limit how much they’ll pay for certain categories, such as jewelry or collectibles, especially for theft. If you own an engagement ring, a good guitar, or camera gear, you can often schedule those items separately for their full value.
Good to know: An appraisal or recent receipt makes scheduling an item straightforward.
Coverage availability and limits vary by policy. We’ll walk you through each option before you decide.

Talk to the office(940) 281-2069Doesn’t my landlord’s insurance cover my things?
No. Your landlord’s policy covers the building and their own liability. Your furniture, clothes, electronics, and your own liability are up to you, which is what renters insurance is for.
Is renters insurance required in Texas?
Texas law doesn’t require it, but many apartment communities and landlords do require it in the lease, sometimes with a minimum liability limit. We can set up a policy that meets your lease requirement.
Do my roommates and I need separate policies?
Usually, yes. A renters policy covers the named insured and their household family members, so unrelated roommates typically each need their own policy. Ask us about your setup.
Does renters insurance cover flooding?
No. Like home policies, renters policies exclude flood damage from rising water. Separate flood coverage for your belongings is available, and there’s usually a waiting period before it takes effect.
Are my things covered if they are stolen from my car?
Often, yes. Personal property coverage on a renters policy usually follows your belongings away from home, subject to your deductible. The car itself is covered under your auto policy.
What do I need to get a renters quote?
Your address, a rough idea of what your belongings are worth, and any renters insurance requirement from your lease. That’s enough to get started.
