Coverage options
What a landlord policy can include
Tap any coverage to see what it protects and when it matters.
Dwelling
Repairs or rebuilds the rental home itself after a covered loss.
Dwelling coverage protects the structure you rent out: the walls, roof, floors, and built-in systems like plumbing and electrical. If a fire, windstorm, or other covered event damages the house, it helps pay to repair or rebuild it.
Good to know: Many Texas policies carry a separate wind and hail deductible, sometimes set as a percentage of the dwelling limit. We’ll show you what yours would be before you choose.
Other Structures
Fences, detached garages, and sheds on the rental property.
Other structures coverage applies to buildings on the property that aren’t attached to the house, like a detached garage, a storage shed, or the fence around the backyard. It is usually set as a share of your dwelling coverage.
Good to know: If the property has a large detached building, like a workshop or a garage apartment, tell us so the limit is high enough to cover it.
Loss of Rental Income
Replaces rent you lose while the home is being repaired after a covered loss.
If a covered loss like a fire makes the rental unlivable, your tenant moves out and the rent stops. Loss of rental income coverage (sometimes called fair rental value) helps replace that rent while repairs are underway, so you can keep up with the mortgage.
Good to know: This coverage is tied to a covered loss. It doesn’t pay when a tenant simply stops paying rent.
Landlord Liability
Helps if a tenant or visitor is hurt and blames the condition of the property.
If someone trips on a broken step or is injured by something you were responsible for maintaining, you could be held liable. Liability coverage helps pay for their medical bills, legal defense, and settlements, up to your limit.
Good to know: A single injury claim can be expensive. Many landlords add an umbrella policy for extra liability protection above this limit.
Landlord’s Property
Appliances, window units, and other things you own and keep at the rental.
If you furnish the rental with a refrigerator, washer and dryer, blinds, or a lawn mower for the tenant to use, those items belong to you. This coverage helps replace them after a covered loss.
Good to know: Your tenant’s own belongings aren’t covered by your policy. They need renters insurance, and many landlords require it in the lease.
Vandalism & Theft
Damage from vandalism and theft of property you own at the rental.
Rentals sit empty between tenants, and that is when break-ins and vandalism tend to happen. Depending on the policy, vandalism and theft may be included or added on. We’ll check how your policy handles both before you decide.
Good to know: Coverage can change if a property sits vacant for a long stretch. Let us know if a rental will be empty for more than a month or two.
Umbrella Coverage
Extra liability protection above your landlord, home, and auto limits.
An umbrella policy adds another layer of liability coverage on top of your other policies. For landlords with more than one property, it can be an affordable way to protect savings and other assets from a large claim.
Good to know: Umbrella policies usually require certain minimum liability limits on your underlying policies. See our umbrella insurance page for more.
Coverage options, limits, and eligibility vary by property and policy. We’ll walk you through each one before you decide.

Talk to the office(940) 281-2069Do I need landlord insurance if the house already has a homeowners policy?
A homeowners policy is written for a home you live in. Once you rent the house to a tenant, you usually need a landlord policy instead. Call us before the first tenant moves in so there is no gap.
Does landlord insurance cover my tenant’s belongings?
No. Your policy covers the building and the things you own there, like appliances you provide. Tenants need their own renters insurance for their furniture, clothes, and electronics, and many landlords require it in the lease.
What happens if my tenant stops paying rent?
Landlord insurance generally does not pay when a tenant simply stops paying. Loss of rental income coverage helps when a covered loss, like a fire, makes the home unlivable and you lose rent while it is repaired.
Can I insure more than one rental property?
Yes. Whether you own one rental or several, we can set up coverage for each property and keep your renewals and questions with one local office.
Does landlord insurance cover short-term rentals like Airbnb?
Short-term and vacation rentals are often treated differently from long-term leases, and some policies exclude them. Tell us how you rent the property so we can find coverage that fits.
